What's your cancellation policy?

Cancellation policies differ depending on location, and when you are cancelling your booking. Zoku cancellation policies are listed below. Please find Curated property cancellation policies on the individual property page.

Outsite Cancellation

Cancellation refunds will be issued based on the cancellation policy. ‍

‍Non Refundable Rates These rates are non-refundable in any case.

Flex / Nightly (1 - 6 nights) Up to 72 hours before check-in (4PM in the timezone of the destination) you can cancel your booking and receive a refund. If you cancel less than 72 hours prior to your check-in time, you will not receive a refund.

If the stay is modified or shortened after check-in, there's no refund.

Flex / Weekly (7 - 27 nights) Up to 7 days before check-in (4PM in the timezone of the destination) you can cancel your booking and receive a refund. Between 7 days and 72 hours before check-in, you will receive a 50% refund. If you cancel less than 72 hours prior to your check-in time, you will not receive a refund.

If the stay is modified or shortened after check-in, there's no refund.

Flex / Monthly (28+) Up to 14 days before check-in (4PM in the timezone of the destination) you can cancel your booking and receive a refund. If you cancel between 14 days and 7 days before check-in, you will be refunded the whole stay, minus 50% of the first 28 nights. If you cancel less than 7 days prior to your check-in time, the first 30 nights will be charged, and you will be refunded for any further nights booked. If you cancel part or all of your reservation after arrival, the nights stayed + the remaining nights, counting from cancellation date, up to 28 nights will be charged, and you will be refunded for any further nights booked.

Changes to your booking

You may make changes to your booking in the free cancellation period. Changes in date or number of nights can lead to different rates and are subject to availability.

Flex / Nightly (1 - 6 nights) You may cancel your booking up to 72 hours before check-in (4 PM in the destination’s timezone) for a full refund. If you cancel less than 72 hours before check-in, no refund will be issued. If you modify your stay when a cancellation fee applies, you will be charged the same penalty as if you had canceled. If you extend beyond the original stay dates, additional nights must be paid in full. Once check-in has occurred, no refund will be issued for modifying or shortening your stay.

Flex / Weekly (7 - 29 nights) Cancellations made up to 7 days before check-in (4 PM in the destination’s timezone) will receive a full refund. If you cancel between 7 days and 72 hours before check-in, you will receive a 50% refund. If you cancel less than 72 hours before check-in, no refund will be issued. Modifying your stay when a cancellation penalty applies will result in the same charge as a cancellation. If you extend beyond the original stay dates, additional nights must be paid in full. No refunds will be provided for early check-out after check-in.

Flex / Monthly (30+ nights) If you cancel up to 14 days before check-in (4 PM in the destination’s timezone), you will receive a full refund. If you cancel between 14 days and 7 days before check-in, you will be refunded for the full stay minus 50% of the first 30 nights. If you cancel less than 7 days before check-in, the first 30 nights will be charged, and any remaining nights beyond that will be refunded. Any modification made when a cancellation fee applies will be subject to the same penalty. If you extend beyond the original stay dates, additional nights must be paid in full. If you shorten your stay after check-in, you will be charged for the nights stayed plus the remaining nights (up to 30 nights) from the cancellation date. Any further nights will be refunded.

Further rules that may apply;

Grace period: Reservations requests received more than 48 hours from the check-in date have a grace period of 24 hours, meaning you can make changes free of charge for the next 24 hours as long as the check-in date of your reservation is more than 48 hours away from the check-in date, after the first 24 hours all reservations will be subject to our cancellation policy. The grace period starts at the moment the reservation is confirmed.

  • Reservations made directly with Outsite (online, email etc) can be altered and cancelled via your own online login.
  • Reservations made with the Saver Rate are non-modifiable.
  • For changes regarding reservations not made directly with Zoku – please use the alteration options of the channel/company used making your original booking.
  • Please note: Changes in date or number of nights can lead to different rates and are subject to availability.
  • To be sure what rules apply to your booking, login to your personal Zoku account.

Zoku Cancellation

Stays between 1-6 nights: Up to 24 hours before check-in (3PM) you can cancel your booking free of charge. With cancellations less than 24 hours prior to arrival or no show, the first night will be charged.

Stays between 7-27 nights: More than 72 hours prior to check-in (3PM) at no charge. Less than 72 hours prior to check-in/no-show: 25% deposit will be handled as late cancellation fee.

Stays longer than 28 nights: More than 7 days prior to arrival at no charge. Between 7 days and 24 hours prior to arrival: the 25% deposit will be handled as a late cancellation fee. Short stay: 24 hours or less prior to arrival/no-show: the first 7 nights are charged.
